Handbook 4000.1, 9/15/2015, page 489

The Appraiser must observe the roof to determine whether there are deficiencies that present a health and safety hazard or do not allow for reasonable future utility. The Appraiser must identify the roofing material type and the condition observed in the “Improvements” section of the report.

 

Roof OK

The roof was not completely visible from the ground because if its height.  There were no readily observable deficiencies on the part that was observed.  The attic and ceiling inspections showed no obvious signs of roof leaks or other deficiencies.   (Handbook 4000.1, 9/15/2015, page 489)

 

Roof Old

The roof is old and may be near the end of its useful life.  This appraisal is subject to an inspection of the roof by a qualified professional.  The roof was not completely visible from the ground.  The attic and ceiling inspection showed no obvious signs of roof leaks or other deficiencies.   (Handbook 4000.1, 9/15/2015, page 489)
