The Appraiser must visually observe all areas of the crawl space and notify the Mortgagee of the deficiency of MPR or MPS when the crawl space does not satisfy any of the following criteria:  (See Handbook 4000.1 for the specific criteria.)

Crawl Space with scuttle

Access to the crawl space was by a scuttle hole and was limited.  There was no evidence of water stained sub-flooring, standing water, or the smell of mold.  This appraisal is conditioned on the extraordinary assumption that the unobserved portion of the crawl space is similar to the observed portion.  (Handbook 4000.1, 12/30/2016, page 506)

 

Crawl Space Not Accessible

Access to the crawl space was covered with masonry veneer and an air conditioning compressor.  (See photo.).  Access to the crawl space was not possible.  There was no evidence of water stained subflooring or smell of mold.  This appraisal is is conditioned on the extraordinary assumption that the unobserved portion of the crawl space is similar to the observed portion.  (Handbook 4000.1, 12/30/2016, page 506)
