Capitalization is the process by which net operating income is converted into an estimate of value. When the value sought is market value, the appropriate cash flow or income stream to capitalize is operating income.
Using direct capitalization Value = NOI ÷ Rate (capitalization rate) and Rate = NOI ÷ Value. |
