Superadequacy is a type of functional obsolescence. It is a feature of the real estate that is not fully valued by the marketplace because is bigger, better, larger, or not typical of similar properties.

Examples:
| • | A swimming pool that cost $15,000 may only add $5,000 to the value of the house. |
| • | The owner installs gold faucets in the master bath at a cost of $10,000. The contributory value is less than $2,000. |
| • | A lavishly finished basement that cost $75,000 may add $25,000 to the value of the house. |
