Contract Not Provided

If the lender does not provide a copy of the contract, the appraisal does not comply with FNMA Selling Guide, Part 11.  The appraiser must disclose the lack of a contract.  It is FNMA, not the USPAP, that requires the appraiser to analyze the contract.

 

The Lender did not provide a copy of the sales contract and, therefore, this appraisal does not comply with Fannie Mae Announcement 08-30 dated November 14, 2008.  This appraisal is not intended for use in a mortgage transaction that involves Fannie Mae or Freddie Mac.
