The square footage of gross living area was derived from actual measurements taken by the appraiser as of the effective date of this report and may not be similar to gross living area reported on tax records.  The gross living area reported on the tax record may be derived from plans or a field estimate taken from exterior-only measurements, and may include basement or unheated areas such as a garage.
