This comment was suggested by Matt Kent on the Georgia Appraiser Forum for a non-arms-length transaction in which the appraised value is significantly higher than the sale price.
The appraiser has been engaged to determine a market value for the property. The property has not been marketed on the open market and does not appear to be an arms-length transaction. The appraiser is not privy to the relevant discussion on establishing the sales price and is only able to present the data relevant to the report and sales contract that was provided.
All reasoning for pricing should be discussed with the agent and seller as the information has not been provided to the appraiser for these decisions. |
